Guess what: three years ago for Thanksgiving, we had huge snowfall! The skiing was fantastic.

November 30th, 2008 we got over a foot of snow at our house! We live a few miles outside of downtown Breckenridge, Colorado, near the National Forest. Our elevation is 10,700.

Snowfall in August 2008

Guess what: three years ago on this date, we had some snow!

August 17th, 2008 we got about an inch of snow at our house! We live a few miles outside of downtown Breckenridge, Colorado, near the National Forest. Our elevation is 10,700.

Moose In My Neighborhood

Hey! There’s two moose at the door step!

Foxes in Our Back Yard

Baby foxes in our backyard!

We live a few miles outside of downtown Breckenridge, Colorado, and there is an old woodpile in my backyard where foxes occasionally raise a family. They first appear in mid-May, are teenagers by mid-July.

Alpine Breckenridge Market Overview 5/25/11

Hello, neighbors! (We live here in the Alpine Breckenridge subdivision, full time).

Here’s the local real estate market update, with home sales statistics for our Alpine Breckenridge subdivision, in Breckenridge, Colorado! Yes, it’s
still a strong buyer’s market in Breckenridge, and our subdivision is no exception.



The chart above shows the number of home sales, from January 1st of a year, to May 25th of that year, just for the Alpine Breckenridge subdivision (6 miles south of downtown Breckenridge).
  • 2006 was the peak year for number of transactions (year to date)
  • 2009 is the lowest year for number of transactions
  • The number of properties sold to date in 2011 is up 100% vs this date in 2010! It went from just one in 2010 to two so far in 2011
  • Compare the above chart, to the year-end chart of sales for Alpine Breckenridge
As of 5/25/11, there are 6 homes for sale in Alpine Breck (plus one home under contract). Two homes have sold in the past 12 months, meaning we have a 3 year supply in our subdivision at the current rate of sales.

In comparison, in all of Breckenridge there is a 17 month supply of homes at present.

Home Prices In Alpine Breck

Hello neighbors!

Here’s the pricing history for our subdivision, Alpine Breckenridge:
  • We charted all 34 home sales in this subdivision since 1/1/2005
  • The prices (blue line), and the price per square foot (magenta line), peaked in early 2008
  • The average price per square foot (yellow line) is roughly flat since 1/1/2005



For homes in the Alpine Breckenridge subdivision:
  • There were two sales in late 2009, one in early 2010, and two so far in 2011
  • The average of the last five sales (since 1/1/09) is $212 / sq ft
  • The most recent sale was 5/10/2011 -- the home at 453 County Road 672 sold for $480,000. It was a 3 bed / 3 bath home built in 2000. 1,956 sq ft.

Here’s the year-end review for real estate sales in our Alpine Breckenridge subdivision, in Breckenridge, Colorado!



The chart above shows the number of home sales for each of the years 2004 through 2010 just for the Alpine Breckenridge subdivision (6 miles south of downtown Breckenridge).
  • 2006 was the peak year for number of transactions
  • 2010 is the lowest year for number of transactions (just one home sale all year)
The broader Breckenridge market appears to have recovered from its lows, and we are confident that our subdivision will follow suit.

Snowfall in June! That is typical - we usually get a few inches of snow in early June, and that's usually the last snow until late September. We live just outside Breckenridge, Colorado. Our house is at an elevation of 10,700 feet above sea level. Fortunately, the snow melted within a day.

Breckenridge Snow Banks

My house still has tons of snow, in late March 2010! Video was taken 3/28/2010, and uploaded directly to YouTube, with my new iPhone 3GS! Love that thing.

We live just outside Breckenridge, Colorado. Our house is at an elevation of 10,700 feet above sea level. This is probably about the maximum height of snow for the season -- going forward, it will start melting faster than new snowfall accumulates. Spring, here we come!

Snowy Driveway

March is the snowiest month in Breckenridge, Colorado!

Fresh Snowfall In My Back Yard

It’s here!

Winter, that is. Sunday morning, 10/25/09, and Boomer the dog is gazing at 4 inches of new snow that fell overnight at our house!

We’re south of Breckenridge at 10,700 feet and usually get plenty of snow. The stars are bright and the air is so clear. Check out our snowy YouTube videos:
