Hello, neighbors! (We live here in the Alpine Breckenridge subdivision, full time).
Here’s the local real estate market update, with home sales statistics for our Alpine Breckenridge subdivision, in Breckenridge, Colorado! Yes, it’s still a strong buyer’s market in Breckenridge, and our subdivision is no exception.
The chart above shows the number of home sales, from January 1st of a year, to May 25th of that year, just for the Alpine Breckenridge subdivision (6 miles south of downtown Breckenridge).
In comparison, in all of Breckenridge there is a 17 month supply of homes at present.

Here’s the pricing history for our subdivision, Alpine Breckenridge:
- We charted all 34 home sales in this subdivision since 1/1/2005
- The prices (blue line), and the price per square foot (magenta line), peaked in early 2008
- The average price per square foot (yellow line) is roughly flat since 1/1/2005
For homes in the Alpine Breckenridge subdivision:
- There were two sales in late 2009, one in early 2010, and two so far in 2011
- The average of the last five sales (since 1/1/09) is $212 / sq ft
- The most recent sale was 5/10/2011 -- the home at 453 County Road 672 sold for $480,000. It was a 3 bed / 3 bath home built in 2000. 1,956 sq ft.

Five Hundred Inches of Snow

Hello, everybody,
Here in Breckenridge we are recovering from 500 inches of snow! Several of the local ski areas have passed that mark. It has been a long winter but great skiing. All the skiers are talking about how many days they have in this year. As we prepare ourselves for spring and warm weather we are also getting ready for the selling season. Approximately 70% of our business happens in the summer. I believe it is because people that come here for the winter skiing don't want to spend their time looking at real estate so they often come back during the summer. Also, many people have their property on rental programs and want to get those high dollar rentals. So this is the time we are building our inventory of property for you to see. We have about five listings that are ready to be put on the MLS from folks that have been waiting for the summer season to come. We are excited as people are feeling more confident in the economy and the lenders are offering great deals.
